Award winner of the Master Builders Association Award for excellence, the Leabrook Resthaven multi-level, multi-stage facility expansion presented a range of challenges across all disciplines including heritage restoration on a difficult sloping site for the Brimblecombe team.
Precision Demolition in the Stage 1 building was implemented. All internal walls and floors were removed whilst maintaining the integrity of the external heritage structure. Extensive propping ensured integrity short-term, whilst discreet placement of hidden retaining walls and under-pinning provided long-term stability. A sloping site was made more difficult with constrained access & egress during construction, with particular reference to doing it with the least disruption to local residents.
The project included the removal and reinstatement of the existing timber floors in the heritage portion of the building after installation of new footings and detailed precision demolition. Due to extensive removal of existing walls, the existing tiled roof structure had to be propped and tommed to enable able installation of extensive new steel supporting structure and footings. This necessitated the reinstatement of the existing heritage timber floor and ceilings.
Along with the refurbishment, a new structure was erected incorporating 48 beds aged care facility, providing for low and high care residents.
Early planning and forward works facilitated relocation of the consumer mains to enable construction of the three-stage project to proceed in a timely fashion.
As a reflection of the care, experience and expertise of Brimblecombe Builders, the Master Builders Excellence Award was a fitting tribute. The award recognizes Brimblecombe’s creation and management of the built environment.
